    • Can the suite have its own exterior entry, and where does it land relative to the driveway? A good answer points at a specific plan and elevation, not a maybe.

    • Is there a second laundry hookup near the suite, and what does adding one cost on this plan? You want a dollar figure and a location, in that order.

    Write down what you hear. A builder answering in dimensions and dollars has built this house before, and that is worth more than a longer list of standard features. Vague answers now tend to arrive as change orders in month five.

    Five acres of pasture is not a lot with utilities waiting at the curb. Well, septic, a 400 foot driveway, a culvert at the road, a power run from the nearest pole: all of it is yours, and all of it happens before framing starts. Say site work lands somewhere between $45,000 and $60,000 on a parcel like that, as an illustration rather than a quote, and you can see why the plan and the land have to be priced together. Requirements vary by county and by parcel, so ask your builder which approvals your specific piece needs and who pulls them.
