    Ten Days To Sort Real Roof Defects From Noise

    Rank the roof findings by whether water can get past them, price only those, and let the rest sit.     Flashing And Valleys Outrank Cosmetic Findings

    Water is lazy, and it goes wherever the geometry sends it. Job after job, the leaks I traced started at a transition rather than in the middle of a field of shingles: a chimney chase with tired step flashing, a dead valley that two roof planes dump into, a skylight curb flashed by somebody working fast on a Friday.     None of that makes the cosmetic items fake. What I cannot tell you is how often a lifted tab or a moss patch becomes an actual leak, because nobody I know of tracks it, and any percentage you see quoted on that is somebody’s guess in a suit. So the honest move is triage rather than prediction, and triage starts with the three places water gets in.

    Ask A Roofer These Before The Clock Ends

    Call two or three contractors and say the words repair scope, not roof replacement, in your first sentence. Plenty of shops only quote full tearoffs, and you can lose two days of a ten day window waiting on a proposal you cannot use. The ones worth your time will ask what the report said, ask for photos, and tell you on the phone whether they can get out before the contingency closes. Make that call on a Monday if you can.

    • Can you inspect and quote flashing, valley and skylight work within three business days? A good answer names a day, not a range.
    • Will you go into the attic while you are here? A roofer who only looks from the driveway is guessing about where the water has been.
    • Do you warranty a repair of this size, and for how long? A specific term, even a short one, beats hearing that they stand behind their work.
    • What would push this from a repair into a section of new roof? A good answer describes the condition of the decking, not a pricing tier.

    Write the answers down while you are still on the phone, because by day eight you will not remember which shop said what. Going back to the seller with the chimney flashing and both valleys quoted at $3,400, three days out, is a different conversation than going back with the roof needs work. What you can actually ask for, a credit, a repair before closing, or nothing, depends on your purchase agreement and the forms your state uses, so read the contingency language with your agent before you pick a number.

    Scoped Repairs Beat A Blanket Price Credit

    A blanket credit is a guess, and guesses get negotiated down. A scoped repair quote is paper with a date, a company name and a dollar figure on it, which is much harder to wave off.
